Landlord Gas Safety Checks
FAQs
By law, you need an annual gas safety check for every gas appliance and flue in your rental property. This helps keep your appliances working safely and protects your tenants from potential hazards.
Getting a gas safety check isn’t just a legal requirement – it’s essential for your tenants’ safety and your peace of mind. Here’s what could happen if you don’t book in a gas safety check when you’re supposed to:
- Failing to arrange for an annual gas safety check can result in fines of up to £6,000 and even imprisonment for up to six months.
- Without a valid gas safety certificate, your home insurance may be invalidated. This means you wouldn’t be covered for any damage caused by a gas leak or appliance malfunction.
- If you’re a landlord, not having a gas safety certificate can make it difficult to evict tenants using a Section 21 notice.
- The most serious consequence is the risk of gas leaks and carbon monoxide poisoning. Faulty gas appliances can be deadly, so it’s vital to have them checked regularly.
Our accredited engineers are all Gas Safe registered for natural gas and OFTEC registered for LPG. They also boast over 10 years of experience, guaranteeing a thorough and professional inspection.
We provide gas safety checks across Dorset, Hampshire and Wiltshire, including Bournemouth, Christchurch, Ringwood, Salisbury, Poole and Fordingbridge.
If you’re not sure we cover your area, feel free to get in touch so we can confirm.
During a gas safety check, we’ll perform a comprehensive inspection of all gas appliances and flues. We will:
- Examine all your gas appliances, pipework and flues for any signs of damage, wear and tear, or incorrect installation.
- Perform a gas tightness test, checking for any leaks in the pipework using a special tool.
- Turn on your appliances and assess if they are burning gas correctly and efficiently.
- Check there’s adequate ventilation to remove fumes and a good air supply for the appliances to function properly.
- Test all the safety devices on your appliances, like the flame failure device and thermostat, to make sure they are working correctly.
If we find any issues during the check, we’ll report them to you and recommend repairs or further action. We can then return on a later date to carry out the needed repairs and get your system back in top working condition.
If we identify a fault that compromises safety, we’ll issue a warning notice preventing the appliance’s use. We can also fix the issue ourselves, urgently if needed, to restore peace of mind.
Yes. Upon successful completion, we’ll provide you with a Gas Safety Certificate (CP12) that’s valid for one year. You’re legally required to provide a copy to your tenants within 28 days.

By law, you have the right to access the property for essential maintenance, including gas safety checks. If your tenant refuses access unreasonably, you can explain the legal obligation and potentially seek a court order for access.
No, the law states the gas safety certificate needs to be provided at the start of the tenancy and annually thereafter. The cost is your responsibility as the landlord.
No, you’re only responsible for the gas safety of appliances you supply as part of the tenancy agreement. However, it’s good practice to advise tenants to maintain their own gas appliances for safety reasons.
We recommend setting a reminder in your calendar or using a property management tool to keep track of expiry dates for all your rental properties.
